How to bid

The rules of Hungarian court-enforcement property auctions (Act LIII of 1994), in short.

Who can bid at a Hungarian property auction?

Anyone registered as a bidder (identification in person with any court bailiff) who has paid the auction deposit. Bidding happens in the MBVK electronic auction system (arveres.mbvk.hu).

How much is the deposit?

10% of the appraised value, paid before your bidding right is activated (Enforcement Act §145). Unsuccessful bidders get it back.

How long does an auction run?

Up to 60 days from publication, in three phases ending on day 20, 40 and 60. If a valid bid arrives in a phase, the auction does not move to the next phase (§145/B).

What is the lowest valid bid?

For residential property 90%, 80% and 70% of the starting price (appraised value) in the three phases; for other property 90%, 70% and 50% (§147).

How much must I outbid the previous bid by?

At least the bid increment: 2% of the appraised value up to HUF 10M (min. HUF 1,000), 1% above, rounded to HUF 1,000 (§143 j). Listing pages show the next valid bid.

What if someone bids in the last minutes?

A valid bid within the last five minutes of a phase extends it automatically by five minutes from that bid (§145/B).

When must the price be paid?

Within 15 days of signing the auction record; otherwise the deposit is forfeited (§149).

Can I see who bid and how much?

Yes, the bid log is public: amount, time and each bidder's unique alias. We show it on listing pages.

Can I bid on Árverésindex?

No. Árverésindex is an unofficial information site; bidding is only possible in the official systems, linked on every listing.
