## Fontos tények
- A hirdetésekben szereplő „kikiáltási ár” a becsérték; az árverés 3 szakaszban zajlik, a legalacsonyabb tehető ajánlat lakóingatlannál a becsérték 90% → 80% → 70%-a, egyéb ingatlannál 90% → 70% → 50%-a (Vht. 147. §). Licitküszöb: 10 M Ft becsértékig 2% (legalább 1000 Ft), fölötte 1% (Vht. 143. § j).
- Licitálni csak az arveres.mbvk.hu rendszerben lehet, személyes árverezői regisztráció után (bármely végrehajtónál, 6 000 Ft). Előleg: becsérték 10%-a.
- „Banki visszavett ingatlan” és „alternatív ingatlan” nem létező jogi kategória; ezek árverési ingatlanok, a lista nyilvános.

### Key facts
- The advertised "kikiáltási ár" (starting price) is the appraised value. Court auctions run in three phases; the lowest allowed bid is 90% → 80% → 70% of the appraised value for residential property and 90% → 70% → 50% for other property (Enforcement Act §147). Bid increment: 2% of the appraised value up to HUF 10M (min. HUF 1,000), 1% above (§143 j).
- Bidding is only possible on arveres.mbvk.hu (or the NAV / EÉR portals) after registering as a bidder in person with any bailiff (HUF 6,000). Deposit: 10% of the appraised value.
- "Bank-repossessed property" and "alternative property" are not legal categories in Hungary; such offers are auction listings, and the list is public and free.
- Title deeds (tulajdoni lap) are only available from the E-ING land registry (landing.eing.foldhivatal.hu) with a Hungarian e-ID; we do not store owner or debtor personal data.
